University of Guelph, Axelrod Adaptive Reuse, Phase 2 - Guelph
This project involved interior renovation of a three storey building and full basement with an area of 70,000sf. This building contained offices, classroom, labs, and lecture halls. Also included was some exterior work which included a new barrier free ramp, loading dock repairs and upgrade and a new hazardous chemical storage building. This project was done in phases as building was fully occupied by students and staff. The project was started June of 2009 and completed in the fall of 2010.
The construction consisted of:
Selective demolition of floors, walls and ceilings
Concrete work
Some new masonry walls
Architectural woodwork and new laboratory casework
Fireproofing and smoke seals
New metal doors and frames
Complete upgrade of all hardware throughout building
New flooring throughout
Complete washroom renovation
New ceilings
Complete repainting of entire building
New coolers and freezers
New laboratory equipment (fume hood, autoclave, plant dryers, temperature control rooms)
Mechanical upgrades (new air handling unit, fan coil unit, and plumbing fixtures)
Building Automation system new throughout building
Electrical
Completely new upgrade of all electrical service (Panels and wiring)
